New buildings here list at and above the citywide median of €22/m²/month, and they let faster than the market average.
Flexibility is now a rate, not a perk
Coworking and serviced offices hold a solid price floor — the median desk on our listings is €980 per month, comparable to a small private office. Operators can charge it because monthly terms, furnished rooms and bookable meeting space remove the fit-out and contract overhead that a classic 3–5 year Austrian lease carries.
The value belt is being rediscovered
With central rates firm, demand is drifting to Liesing, Floridsdorf and Donaustadt, where the cheapest tenth of our listings sits under €565/month. U-Bahn extensions did the real work here: a U1 or U6 address flattens the commute difference with the centre.
