The best value sits outside the Gürtel: Liesing (23rd district) with business parks along the U6, Floridsdorf and Donaustadt across the Danube, and parts of Simmering. A well-connected office here costs half of what the same area commands in the centre.
What €565–900 per month buys
In that range our listings show rooms of 15–40 m² — enough for teams of two to five people — usually in managed buildings with shared kitchens and parking. U-Bahn access is the thing to check: buildings at U6 Siebenhirten or U1 Kagran trade a central address for a 20-minute direct ride to the centre.

Second, longer terms buy discounts: landlords in outer districts move on price for a 3-year commitment.
