Step 1: Set the budget from real rates
The median rate across our Vienna listings is €18.55 per m² per month; for the 518 offices between 15 and 300 m² the median is €1,638 per month at €21.29 per m². Central districts like Innere Stadt sit above that line; Liesing and Floridsdorf sit below it. Budget one month's rent for the deposit conversation early — Austrian landlords typically ask for 3–6 months as security.
Step 2: Shortlist and view
Filter by district, size and price, then book 3–4 viewings in one day — Vienna is compact enough to cover Landstraße, Leopoldstadt and the centre between morning and lunch. On the viewing, check the operating costs (Betriebskosten) separately: they add roughly 15–25% on top of net rent and cover heating, water and building maintenance.
Step 3: Offer and contract
Austrian office leases usually run 3–5 years with an index clause tied to inflation (Wertsicherung). Negotiate the fit-out contribution and the break option before signing, not after. Serviced offices skip most of this: one agreement, furniture included, move-in within days.
Step 4: Move in
