Premium centre — Innere Stadt and the Ringstraße: representative addresses at the top of the market. Value belt — Liesing, Floridsdorf, Donaustadt: the same office for materially less.
Match the format to the team
Under five people: serviced office or a coworking desk (median €980/month on our listings) — furniture, internet and meeting rooms included. Five to twenty: a private office of 40–150 m², median around €1,687/month. Above that: a floor in a managed building, where the €300–5,000 monthly range in our catalogue gives real negotiating anchors.
Read a Vienna listing correctly
Net rent excludes Betriebskosten (15–25% extra) and VAT. Ask whether the landlord opted for VAT — it changes the maths if your business cannot reclaim it. Index clauses are standard; a 3–5 year term with a break option is a normal ask, not a special favour.
Start with the map, not the address list
